Additional Benefits to be gained by employing BBC to initiate the compilation of the Building Log Book.
We would resurrect the original Hand-over Manuals & O&M Manuals or drawings as the means to confirm existing or replaced plant to “initiate” the Building Log Book.
The above information would be précised (re-written) where appropriate, in non technical language.
Advice would be given on energy readings both in actual Utility Bills for energy consumed and also extended into virtual meter readings of the energy consuming plant which is not directly recorded. If for any reason Utility Bills are not understood, a formula would be provided to convert the readings into an understandable format of the energy units used.
The benefit of the this as the information is recorded and logged would, in the fullness of time, show the slow but continual decline of component efficiency. Worn out motors, boilers, dirty filters, poor controls can consume between 30 and 50% more fuel and are compounded in higher CO ² emissions in the generation of power and consumption of power at the point of use.
A further benefit of this, would allow the person or company responsible, to plan for replacement. This could be as a result of excessive CO ² emissions, large air handler motor energy consumption, or in the worst case, direct plant failure.
The above information is but the “tip” of the iceberg, in enabling the FM or person responsible, to monitor and more importantly understand the ever increasing running costs of a building M&E installation. To be accurately and meaningfully monitored as a benefit to future building operational costs.
