The Bruce Boucher Consultancy is able to compile a complete Building Log Book Manual, in accordance with “The Building Regulation” part L2 for new and upgraded services as set out in the guideline document, prepared by the Chartered Institute of Building Services Engineers (CIBSE) and contributions from the British Institute of Facilities Management (BIFM)
The Bruce Boucher Consultancy can audit the Building Log Book for and on behalf of the client on an annual basis, to ensure its authenticity and accuracy. The audit will form part of that organisation's Quality Assurance (QA) Procedures.
Hard Copy paper format (loose leaf binder), will be backed up by one additional hard copy together with PC based electronic format (CD ROM).
“We will convert difficult technical documentation (jargon), gathered from O&M manuals into a more simply understood format, to enable non-technical personnel appreciate how the building is heated, air conditioned and controlled together with the running costs, and where appropriate a BMS operation interacts and effects running costs “
The costs associated in employing Independent Specialists in compiling a Multi tenanted building and single tenanted buildings Log Book can in many cases be recovered in part or fully recovered by:
- Providing easy access to non technical installed Plant information
- By constantly reviewing ongoing energy consumption
- Justifying the reasons for replacing worn out or inefficient running plant
- Highlighting surges in energy costs
- Showing instant location of plant within the building
- Simplifying misleading “tech speak” therefore better understanding of the installed plants purpose within the overall M&E system
- By helping you Manage HVAC changes and costs
Although not currently required by Part L, all existing buildings would benefit from the compilation of a comprehensive building Log Book. By understanding the original design intent, the Log Book would give meaningful data that could enable the FM to reduce energy consumption and therefore reduce CO ˛ emissions into the atmosphere.
Real incentives exist for building owners, tenants and others to action what is in effect a statutory requirement. However many occupiers/owners do not employ specialist persons to compile all the information both historic and current to enable the real benefit, to filter into reducing the costs of operating mechanical and electrical services within the building.
